ResWare was developed by Adeptive Software Corporation as a fully configurable title and escrow production system for the real estate settlement services industry. Adeptive built ResWare around action-based workflow automation, allowing title operations to eliminate manual data re-entry across the transaction lifecycle. In December 2020, Qualia acquired Adeptive Software, bringing ResWare into its broader real estate technology portfolio while continuing to operate the platform under its existing brand and support structure.
ResWare's architecture centers on open integration and workflow customization. The platform automates order intake, title search coordination, commitment preparation, closing document generation, disbursement, and post-closing delivery. Its open API allows title companies to connect third-party services — including eRecording providers, lender portals, and underwriter systems — directly into the production workflow without leaving the platform.
ResWare serves mid-to-large title companies, multi-branch operations, and settlement service providers that require high configurability and automation depth beyond what out-of-the-box platforms offer. The system is particularly suited to operations handling high transaction volumes where manual touchpoints create bottlenecks, and where custom workflows are needed to match specific state, underwriter, or lender requirements.
